Arena REIT lifts FY2027 distribution guidance to 20.0 cents per security
Arena REIT (ASX:ARF) has updated its FY2027 distribution guidance to 20.0 cents per security. The update reflects “substantial progress on the resolution of the Edge Early Learning (Edge) portfolio”.
The guidance is towards the top of the range provided to the market on 19 October 2026. It reflects a 3.9% increase on the FY2026 distribution per security (DPS).
The FY2026 distribution of 19.25 cents per security followed 5.7% operating EPS growth on a fully occupied portfolio, which sets the base from which the 3.9% increase is measured.
For income-focused investors, the update gives a clearer picture of expected distributions for the year. Detail on the Edge portfolio sits in a separate ASX announcement dated 2 November 2026.
Progress on the Edge portfolio has centred on placing new operators into the affected centres, with 22 sites now under agreement, though lease assignments and service approvals still need to be completed.
Guidance at a glance
The table below summarises the key points of the updated FY2027 distribution guidance.
| Fact | Impact |
|---|---|
| FY2027 DPS guidance | 20.0 cents per security |
| Increase on FY2026 DPS | 3.9% |
| Position within the 19 October 2026 range | Towards the top |
What the guidance assumes
The FY2027 DPS guidance of 20.0 cents rests on three stated assumptions:
- All announced transactions on Edge centres receive service approvals and lease assignment consents.
- No new acquisitions.
- No material change in current market or operating conditions.
These are the conditions underpinning the guidance, so movement in any of them is relevant to how the figure is read.

Capital recycling delivers $23.1 million in FY2027 property sales
Arena has contracted for sale a further two ELC properties in October. Total proceeds from property sales in FY2027 now stand at $23.1 million, a 7.9% premium to book value.
Together with the divestments in the September quarter, the operating ELC properties were transacted at a weighted average passing yield of 5.35%. Sales above book value support the carrying value of the portfolio.
Use of proceeds
Arena continues to consider the best use of the proceeds from its ongoing capital recycling program. It is having regard to its balance sheet position, cost of capital and capital management program.
What is capital recycling, and why does it matter to REIT investors?
Capital recycling means selling mature or non-core properties and redeploying the capital to fund growth, reduce debt or support returns. It allows a property group to realise value from existing assets.
Passing yield is annual rental income expressed as a percentage of the property price. A 5.35% weighted average passing yield alongside a 7.9% premium to book value shows how Arena is crystallising value from its operating ELC properties.
Arena says it weighs three factors when considering the use of proceeds:
- Balance sheet position
- Cost of capital
- Capital management program
Arena is an ASX200 listed property group that develops, owns and manages social infrastructure properties across Australia. Its portfolio is leased to tenants in the growing early learning and healthcare sectors.
