Arena REIT secures new operators for 22 centres after Goodstart takes 16 Edge sites
Arena REIT (ASX:ARF) noted Goodstart Early Learning’s announcement on 2 November 2026 that it purchased 24 Edge Early Learning (Edge) businesses from the Administrator, including 16 operating at Arena owned centres.
The transaction brings the total number of Arena owned centres with business sale agreements in place to new operators to 22. All transactions remain subject to the transfer of service approvals and assignment of leases.
For investors, the update points to tenant continuity across a large share of the affected portfolio, with replacement operators now identified.

Where the 22 centres now stand
The 22 centres are split across four incoming operators, with Goodstart Early Learning accounting for the largest share.
| New operator | Arena owned centres |
|---|---|
| Goodstart Early Learning | 16 |
| Montessori Academy Group | 2 |
| Nido Education | 2 |
| Honour Early Learning | 2 |
| Total | 22 |
Further sites progressing
One further centre has a signed heads of agreement in place with a new operator, subject to final documentation.
Arena has also directly leased a further three former Edge sites: two properties to Montessori Academy Group and one to Goodstart. The company continues to progress options for the final property under its control.
Four centres still trading
The remaining four Edge businesses at Arena owned centres were formerly part of the proposed Goodstart transaction announced on 7 October. They remain open and in operation by the Administrator, and rent continues to be received.
Arena’s earlier Edge portfolio update showed rent still being received on all 27 Arena-owned Edge centres, with roughly $4 million in bank guarantees and security deposits held over the leases.
The Administrator is engaging with potential operators to acquire these businesses. Arena is working with the Administrator and prospective new operators to resolve the future of these centres in a timely manner.
Income continues at these sites while a resolution is pursued.
Why operator diversification matters for social infrastructure landlords
A social infrastructure property group such as Arena REIT owns the buildings that early learning centres operate from and leases them to operators. The operator is the tenant, so its performance underpins the rent the landlord receives.
The Edge tenant default affected about 14% of Arena’s annual rental income across 31 properties, and FY2027 distribution guidance was built on an assumption of zero Edge rent from 1 August 2026.
A spread of incoming operators, here Goodstart, Montessori Academy Group, Nido Education and Honour Early Learning, can reduce reliance on a single tenant. Each deal still needs the following approvals:
- Transfer of service approvals
- Assignment of leases
Arena REIT is an ASX200 listed property group that develops, owns and manages social infrastructure properties across Australia. Its portfolio is leased to a diversified tenant base in the growing early learning and healthcare sectors.
What happens next for Arena’s remaining Edge sites
The announcement points to the following open items:
- Transfer of service approvals and assignment of leases for all 22 agreed centres, to which every transaction remains subject.
- Final documentation for the one centre with a signed heads of agreement with a new operator.
- The Administrator’s engagement with potential operators to acquire the four remaining Edge businesses, with Arena working to resolve their future in a timely manner.
- Arena’s progress on options for the final property under its control.
